3. Preparation For Viewings

We always advise that properties are cleaned to a high standard and DE cluttered if necessary. To help us ensure we market your property appropriately, we’ll ask you to let us know what your ideal tenant is like.

4. Market Property: Guide To Letting Process

When the property is ready, we’ll begin marketing your property. With tenants looking online for their next property, we decided to save money for both you and us, and not advertise in local newspapers.

5. Property Viewings

We vet tenants before viewings to make sure they fit your needs/requirements. You can decide whether we lead all viewings or meet with you at the property.

We’ve found that owner-led viewings can place pressure on tenants and inevitably they rush viewings. To avoid this, we would advise that we conduct viewings alone; this will help the tenant to feel at ease and very often, they’ll be more honest, something that will help us in finding you the right tenant.

We gives tenant free space alone in the building to help them make up their mind in case they are a couple. This helps them refresh to ask us questions on the house.

6. Property Negotiation: Guide To Letting Process

You need to make the right decision for you and your property. So when an offer is made we’ll contact you to discuss the potential tenant(s) and whether you’re happy to proceed.

You’ll be notified of all offers and if you feel there is further negotiation required, we’ll act as the go between to help secure the tenancy. At this stage any tenant accepted will be subject to contract & comprehensive referencing.



7. Tenant References

We only provide comprehensive referencing because we want to guarantee that we’ve found you the right tenant.

We’ll check multiple data bases; undertake a detailed background check and requests for references from the tenant’s previous landlord and current employer. Once referencing is complete, we’ll draft the Tenancy Agreement.

8. Tenancy Agreement

We use Assured Short hold Tenancies (A.S.Ts) because this will provide you with more protection than the standard Assured Tenancy Agreements.

Once the agreement is drafted, we’ll ask you to confirm you’re happy and arrange for the tenant to sign. To help save time, we can sign on your behalf, however you will need to provide us with your permission – further details of which will be covered in the terms of business.

9. Tenancy Inventory: Guide To Letting Process

Working against professional checklists and ensuring that the Tenant signs every page of the Inventory at Check In, our professional trained Clerks ensure that both parties are protected and all data is stored for later checks.

10. Tenancy Deposit

When the deposit has been paid, we’ll secure it as per the Housing Act. Our chosen partners, the Deposit Protection Scheme have protected much worth of deposits in the last years and provide a free Alternative Dispute Resolution Service if there are any issues when you need to return it.
